Bumper January for us! - The Student Lettings market has been extremely busy this year, especially over the winter months! Over the last couple of years we've seen the market begin to slow in November/December but this year the demand has carried on! 
At present we have more properties Let or Under Offer than available and we cannot remember this ever to be the case. In most circumstances many of our properties are being taken on the first viewing within a week of marketing! 

SAG Lettings Manager, Craig Sullivan says: "Gone are the days where you can rent out a squaller to Students. Times have changed and Students expect good living conditions at good value and thanks to the internet students are more aware of the selection of accommodation on offer and can compare hundreds of properties in an instant. That said, given that we have let out 90% of our property stock, it shows we must be doing something right and says a lot about us as a company and the houses we offer."

Watch out! Influential property experts are warning investors (and students) to steer clear of so-called student pods, which are widely marketed as low-risk property investments with 'assured' yields of up to 10 per cent. Stuart Law, chief executive of Assetz, the country's largest buy-to-let agency, claims that asking prices and rental returns are inflated, while agents routinely fail to disclose the development and letting risks!

Investors typically pay for a room measuring 12-13 square meters. In exchange, they receive a promised high guaranteed yield. One typical project in Canterbury, by Pinnacle MC Global, offers an "assured net yield" of 9 per cent, even though its pods are expected to generate rental income of only 7.4 per cent in the first year, after management charges and ground rent. 

Experts suspect that developers may be capitalising the 'assured' rent - taking an extra margin on construction and then paying the capital back to investors as 'rental income'. Simon Topple, a Liverpool lettings agent, says pod developments in his area sell for a much higher value, per square foot, than comparable flat developments. "I wouldn't touch them personally," he says.
